If you plan on having more than 1 or 2 houses or turning real estate investing into a full-time occupation you will quickly figure out that you need a lot of money, but not necessarily YOUR money. If you think you will just go to a bank and grab a 30-year mortgage for your next rental better think again.

Getting bank mortgages for rental properties is difficult on the best days. They require good credit, verifiable income, cash reserves, and a long time to get approved. When you hit investor loan number 4 the cash reserves, debt to income ratios and other requirements skyrocket. What is worse is banks will only lend on pristine ready to move in properties. Many properties investors like will never qualify for bank financing. So, what is an aspiring investor to do?
